Discounted IBS registration through August 31

2011 NAHB International Builders’ Show Welcomes Attendees with Free/Discounted Registration Through Aug. 31

The National Association of Home Builders (NAHB) has opened online registration for the NAHB International Builders’ Show (IBS), the largest annual light construction tradeshow in the world. Considered a must-attend industry event, the 2011 show, to be held in Orlando, Fla., Jan. 12-15, features attractive deals on registration fees and education sessions for members who register now.

“The NAHB International Builders’ Show is the event of the year for our industry, with its unmatched networking opportunities, education sessions, product showcase and special events attracting tens of thousands of professionals from around the globe,” said NAHB Chairman Bob Jones, a home builder from Bloomfield Hills, Mich. “With multiple discounts and incentives making attending even more affordable, this year’s show is certainly one not to miss.”

Attendees can choose from more than 175 education sessions offered on a wide variety of topics, including building trends, sales and marketing techniques, green building and the economic outlook. Several pre-show education courses are also available to attendees looking to complete training and earn industry designations such as Certified Aging-in-Place Specialist and Certified Green Professional, among others.

One of the biggest draws of the show is the expansive tradeshow floor exhibition. More than 1,000 exhibitors covering 500,000 square feet of exhibit space will be displaying the latest building products and services at the 2011 Show. Attendees will be able to network and make business deals with top vendors representing more than 250 product categories.

NAHB will again celebrate “Green Day” in recognition of the phenomenal growth of green building. Held on Jan. 13, Green Day 2011 will feature a record number of green exhibitors, special speakers, seminars on green building science, marketing and technology, a display of Solar Decathlon House models and other green promotions and events.

Another IBS highlight is The New American Home® (TNAH) 2011, a one-of-a-kind green show home that is being built in a nearby neighborhood and will be open for attendees to tour throughout the IBS. The state-of-the-art home incorporates builders’ best practices, energy efficiency, indoor-air quality, safety, convenience and aesthetics.

Back by popular demand, the NAHB Finance Pavilion introduced at the 2010 show will provide NAHB members the opportunity to meet individually with a variety of capital sources and advisors to explore new financing solutions for their projects. NAHB members can purchase the $50 Pavilion upgrade to their full IBS registration, which will give them access to the Pavilion all four days of the show and an invitation to an exclusive networking event.

This year, NAHB introduces several new offers and incentives for attendees including:

· Free Exhibit Pass for NAHB Members — Register by Aug. 31
NAHB members will be admitted to the show floor for free all four days of the show if they register by Aug. 31.

· First-time Member Attendee Registration — Reduced
Members who plan to attend IBS for the first time are eligible for a reduced registration rate of $100, which enables them to attend any of more than 175 education sessions and tour the exhibit floor all four days.

· One- and Two-day Education Passes
Attendees can purchase one- or two-day passes for IBS education sessions, and access to the exhibits on all four days of the show is included. Passes will be available for education sessions held from Wednesday through Friday, Jan. 12-14. All seminars on Saturday, Jan. 15 are free. To take advantage of these passes, attendees must choose which day(s) they will attend sessions when registering for the show.

· Free Spouse Registration

Spouses of members and non-members can register for free in August.

Attendees can take advantage of several tools available at www.BuildersShow.com to plan for the show. The “My Show Planner” tool lets registrants keep track of the exhibitors they wish to visit and the educational sessions, special events, and NAHB committee meetings they want to attend at the show. The site also allows users to virtually tour the tradeshow floor and reach out to exhibitors prior to attending the show.

The NAHB International Builders’ Show is not open to the general public. Building industry professionals and their affiliates throughout the housing trades are welcome to register by visiting the show’s Web Site by clicking here.

Attorney to Review Changes to Missouri's Mechanic's Lien Law

During the 2010 session, the Missouri legislature passed legislation making extensive changes to the mechanic’s lien law related to new residential construction. Attorney Steven J. Blair of Hall Ansley Sweeney & Rodgers will present a program designed to help HBA members understand the impact of these changes. The presentation is scheduled for Thursday, October 7 at 3:30 pm at The Library Center. Click here to download more information.

The new Missouri law applies to mechanic’s liens against residential real property, other than liens for the repair, remodeling, or addition to owner-occupied residential property of four units or less (covered by other statutory sections). One wishing to maintain the right to file a residential property lien must record a “Notice of Rights” in the recorder of deeds office for the county in which the project is located. The new law also establishes the form and content of the Notice of Rights. When the record owner hires a builder, each builder, the trade contractors at every tier (i.e., subcontractors, sub-subcontractors, etc.), and the suppliers qualifies as a claimant. The statute applies to residential real property otherwise subject to the section if the real property conveyance closes on or after November 1, 2010.

MarketGraphics Market Snapshot: January – June Homebuilding Activity

Market Analysis by Joe Zanola (Zanola Company and MarketGraphics Research Group)

Comparative Year to Date Permit Statistics:

The MarketGraphics July 2010 new homes building permit summary reveals increased activity from January – June this year as compared to 2009.  This information reviews the six audited research counties in the Southwest Missouri Region including Barry, Christian, Greene, Stone, Taney, and Webster (full July permit report available here).

2010 year to date new home permits are 625 compared to 475 in 2009, a 31% increase over last year.  It is important to note that the 2010 permit trend is “bouncy”, not predictable rolling monthly pattern.  This may be explained due to start acceleration followed by declines based on tax incentive deadlines.  Additionally, monthly permit ups and downs can be unpredictable in a slowly improving market condition.

What Are The Trends Telling Us?

It appears that there are three trends in play at this time:
  1. 2010, a slight improvement year.  The stronger new permits in 2010 reflect more buyer activity plus an ongoing absorption of existing new home inventory.  Based on the first 1/2 of 2010 performance and an improving market, it can be expected that more homes will be permitted and started this year compared to 2009.
  2. 2010, front end loaded.  It remains to be seen how successful the homebuyer tax credit will be to re-energize ongoing home buying eagerness. It is apparent that the tax credit expiration has front loaded many buyers into the market that would have probably bought later this year.  It is popular opinion that the next few months of permits are a toss-up until the normal, non-incentivized homebuyer market regroups.
  3. 2010, buyers reinforced for a deal.  Although the market trend is improving, the homebuyer tax credit program may become regarded as one more incentive that further conditioned homebuyers to expect a “deal”, even when low inventories can justify premium pricing.  Savvy homebuilders now need to discover ways to preserve profitability while at the same time satisfying buyers’ expectations for a deal.

Real World Success Question—Do you have a strategy to both (1) secure your needed profits and (2) offer a fantastic home that your buyers cannot resist?

Member Resource - Recap of NAHB Appraisal Program

The HBA recently hosted a webinar presented by NAHB and Builder Partnerships entitled "Builders Guide to Appraisals: Obtaining Accurate Valuations on New Homes". If you were unable to attend, it was an excellent program which provided an overview of appraisal problems and issues encountered by builders and appraisers. As well, the presenters reviewed recent changes in appraisal standards and practices including the fact that use of an Appraisal Management Company is not required. As well, the program clarified that lenders and builders can communicate with appraisers. If you would like to review the presentation slides from the program click here. You'll also find additional resources and NAHB staff contacts for additional information.
