More Relevant. More Timely. More Impact

Our data-to-date shows strong member response to this new weekly version of the Housing News. We are able to track the number of those who open and interact in various ways with this electronic newsletter. Not only will that help guide us in making content decisions that serve you better, it will also help our advertisers measure the return on investment more accurately.

The Housing News weekly is helping us deliver relevant member news in a more timely and concise way. It also offers advertisers greater impact with a format that offers less clutter and more frequency. If you haven't had an opportunity to check out the advertising options available in the Housing News Weekly, (and the new printed Housing News Quarterly,) you can do so by clicking here. There are also advertorial options when your company has a new product or service to promote that warrants a headline and article in the Weekly edition. You can also place banner ads on the blog pages to which articles link -- that provides for both member-to-member and member-to-public advertising options on event blogs (Parade of Homes, Home Show, etc.)

In January, the new Housing News Quarterly printed publication will debut in a more colorful, visually streamlined format featuring event photos, industry news analysis and other exclusive data. Also designed to minimize clutter, the Quarterly's advertising options are limited and offer higher profile branding opportunities for member advertisers. Check out these new member advertising options and you'll discover they are more relevant, more timely, offer more impact and more return on your investment!

Save The Date - Tuesday, January 19

The HBA's next general membership meeting is set for Tuesday, January 19. It will be a luncheon meeting, 11:30 am, at the Ramada Oasis Convention Center, 2546 N. Glenstone. The program will provide an overview of the "Stop Double Taxation: Protect Our Homes" ballot initiative. This effort, funded by the Missouri Association of Realtors, was recently endorsed by the HBAGS Board of Directors. If enough signatures are obtained and certified by the deadline, the following language will be placed on the ballot for consideration by Missouri's voters in November 2010:

"Shall the Missouri Constitution be amended to prevent the state, counties, and other political subdivisions from imposing any new tax, including a sales tax, on the sale or transfer of homes or any other real estate?"

Member News - Glenn Kristek Celebrates 50 Years With Wickman's Garden

HBA Member Wickman’s Garden Village is proud to announce Glenn Kristek’s 50th Anniversary with Wickman’s. Kristek has owned Wickman’s Garden Village for 37 years but started working with the company in 1959 while studying agriculture at Southwest Missouri State College, now known as Missouri State University.

December 7th, 1959 was the first day Glenn Kristek reported to work at Wickman’s. 50 years later, Kristek is usually the first to arrive every morning and one of the last to go home at night.

“Simply stated, I could not have asked for a greater person to work for. In the 25 years I’ve worked with Glenn his work ethic and integrity have never wavered. In trying situations his calm, cool approach has always been an inspiration and example. I look forward to the next year as much as I did the first year,” said Jim Simmerman. “I wish Glenn and his great family the best for many more years. Thanks for all you’ve done Glenn!”

Wickman’s Garden Village has been a part of the community since 1922 and grown from a small nursery to a multi-department village which includes the Saltbox Gift Shop, In-House Boutique, over 20,000 sq. feet of greenhouse space, landscaping and irrigation services and much more. Throughout those 87 years, Wickman’s Garden Village has provided the Ozarks with everything from eye-catching flowers to stylish interior decorations.

CU Offers Green Building Rebate Program

At its November meeting, the HBA's Green Building Committee discussed City Utilities' new Green Building Rebate. City Utilities residential single-family or multi-family electric and/or natural gas customers, building an ENERGY STAR qualified home and receiving a nationally recognized Green Building Certification (including the NAHB's green building certification,) may be eligible to receive a $200 rebate. For more information, you can download the rebate brochure from CU by clicking here.

In related Green Building Certification news, it appears another third-party verifier for NAHB Green Homes will soon be working in our area. Currently, Meek’s can provide third-party verification for projects which do not utilize products supplied by the company, in accordance with NAHB rules. HBA staff recently visited with an energy auditor working in our area that has taken the NAHB training/test to become an official verifier.

Sam Bradley, HBA Green Building Committee Chairman, announced that builder member Jason Bekebrede will serve as the new Vice-Chairman of the Committee. In other committee news, a sub-committee was formed to work on putting together some “green” classes for the committee. The “green” classes will focus on different green products available for builders and remodelers to use during construction. If you have questions related to this report or the Green Building Committee, please contact Carrie Smith at the HBA.

NAHB to Shut Down Operations –Thanksgiving Week (November 23-27)

As a cost savings measure, the National Association of Home Builders will be closed for business for eight days in 2009. Under the plan, NAHB shut down its operations for the final week of August and will shut down the three days prior to the Thanksgiving holiday (November 23, 24 and 25). In addition, all staff compensation has been cut by a commensurate amount. NAHB CEO Jerry Howard reported to the NAHB Board of Directors in May that “this shutdown plan, along with other cost-cutting measures already adopted, is being implemented to help the Association save millions of dollars.”
During this shut down, NAHB staff will not be in the office or generally available via phone or e-mail. Staff will respond to messages received during the closure when they return to the office. Should you have a question or concern, during this time period and are uncertain as to where it should be directed, you can review the NAHB Subject and Staff Directories at: www.nahb.org/contact, or leave a message with the NAHB Service Center via phone or e-mail at: 800/368-5242 ext 0 or info@nahb.org. You will receive a response when normal business operations are resumed.

The flexibility of the NAHB membership is appreciated during this challenging time period.

Get Exclusive Insider Peek at LOCAL Housing Forecast Data & Analysis Thursday and Friday

Did you miss the HBA's construction forecast event on October 20? Or, did you attend and leave wishing you could dig a little deeper into the unprecedented volume of data that is now available through MarketGraphics Research Group? This week could be your opportunity. Joe Zanola will be back in Springfield this week (November 19 & 20) to follow up individually with HBA member companies who had more detailed questions or who have indicated an interest in subscribing to the full MarketGraphics research package, analysis and forecasts.

In a move to help stabalize the local appraisal, lending and construction environment and to provide (for the first time) a detailed and accurate picture of the current and near future state of the local residential construction economy, The HBA of Greater Springfield recently negotiated terms to make MarketGraphics Research available in this market.

HBA members, by virtue of their membership, have access to this data by way of six summary market update reports they will receive, and on-site access to HBA library copies of the full MarketGraphics data report (issued three times per year). It is anticipated that, for certain HBA members, a more complete and detailed account and analysis will be required to meet their business needs. For these members, individual subscription options are available to receive MarketGraphics data and analysis. Scheduled appointments for Zanola's two-day visit are limited, but a few still remain. To schedule an appointment for Thursday, November 19 or Friday, November 20, e-mail HBA CEO Matt Morrow.

Springfield BDS Director Nick Heatherly Announces Retirement

The following news release was issued by the City of Springfield's Public Information Office late Monday, November 9:

BDS DIRECTOR HEATHERLY ANNOUNCES RETIREMENT

City of Springfield Building Development Services Director Nick Heatherly has announced his intention to retire effective Jan. 29, 2010.

Heatherly has worked for the City for more than 23 years in the Building Development Services and Public Works departments. He was named Director of Building Development Services in 2000. Prior to that, he served as Assistant Director of Public Works, Superintendent of General Services, and Technical Assistant to the Director of Public Works.

While working in Public Works, Heatherly oversaw the extensive renovation to convert the former Jewell Station Post Office into what is now the Busch Municipal Building, the central offices for Springfield’s city government. He also coordinated the public streets, sewer and stormwater infrastructure for the Partnership Industrial Center East project.

During his tenure as BDS director, the City implemented stronger ordinances applying to dangerous and boarded-up buildings, particularly in residential neighborhoods. The goal of the program is to enforce improvements of the buildings or the City may acquire them to put the houses or lots back into productive use and preserve neighborhoods.

A Navy veteran, Heatherly returned to the Ozarks after receiving his honorable discharge and attended the University of Missouri-Rolla where he received his degree in civil engineering. He is a graduate of Glendale High School.

City Manager Greg Burris said an interim appointment will be named before Heatherly retires.

“We are very proud of Nick and his legacy will be the outstanding job he did during his time in Public Works in restoring new life into this venerable 1930s building that will serve the City of Springfield for many, many years to come,” Burris said. “As BDS director, Nick has been steadfast in his commitment to the life-safety principles that guide the City’s primary role in both new development and renovation.”

The Building Development Services Department works to assure the health, safety and welfare of the community by implementing and monitoring city, state and federal building codes. It also licenses four trades: electrical, plumbing, gas and mechanical. BDS works with businesses, homeowners, landlords, tenants, contractors and developers.

Builder Jeff Fahrlander Will Break Ground Nov. 5 in Kelby Creek on Dream Home

Builder Jeff Fahrlander and the Kelby Creek Development Team will break ground on the St. Jude Dream Home Thursday, November 5, 2009 at 10 a.m. After much preparation, the team will begin construction on a 3,725-square-foot, Country French-style home with four bedrooms and three baths.

Now in its 17th year, the St. Jude Dream Home Giveaway is a unique partnership where selected builders and communities leverage their skills and contacts to construct a Dream Home largely utilizing donated land, materials and labor. A total of 500 tickets are sold at the price of $100 per ticket, offering ticket holders a 1 in 500 chance of winning the Dream Home.

Beginning March 8, 2010, individuals interested in purchasing one or more of the 500 tickets may do so online at www.stjude.org or through approved ticket sales outlets, which are yet to be disclosed. Individuals may begin touring the Dream Home beginning May 2010.

Kelby Creek went head to head with several well-known and established communities in the area who were also being considered for the honor. “The Dream Home winner will be nothing short of thrilled with the beauty and amenities that will surround them at Kelby Creek,” said Marketing Director Shelley Forell. “Having the opportunity to support such a noble cause and at the same time, share our 700+ acre slice of heaven with the community; everybody wins in this scenario.”

Kelby Creek is a 735-acre master planned community located in Nixa, Missouri. Designed to offer a newer, more relevant master planned concept that fits the way residents now want to live, the Community incorporates abundant green space, hiking trails and water features, easy access to shopping and work, and a variety of unique common areas available for community and special events.

Residential home sites are now available for sale. Contact Shelley Forell at Kelby Creek for a personal tour (417) 724-2261.

Housing Summit Draws More Than 200 - Information Critical to Industry Recovery

More than 200 people attended the October 20th Housing Summit & Residential Forecast with Joe Zanola of the Zanola Company. Zanola provided his third housing market research update for 2009 and, utilizing specialized MARKETGRAPHICS research tools, offered his forecast for 2010.

Highlights of the presentation included real estate sales updates from the Greater Springfield Board of Realtors and the Tri-Lakes Board of Realtors. In his presentation, Joe Zanola reviewed portions of the substantial market research he conducts in the five county area including permit data, developed lot supply over 12-month demand, historical new home supply vs. projected demand, and a forecast of total homes and lots needed by area by year through 2014. Zanola pointed out that the local market's net inventory trajectory is moving in a healthy direction.

Zanola highlighted the fact that the region's projected 7% population growth over the next five years, in combination with a continued relatively healthy employment picture, gives southwest Missouri's housing market a resilience that many others in the nation do not enjoy. Key in this observation, however, was examining the population ranges in which the area will grow the most. This information is critical to residential development and new home construction because while much of the industry has been building a home traditionally appealing to a young family (3-4 bedrooms, 3-car garage, basement, etc.,) Zanola noted that this is not the demographic projected to experience the largest growth here. For example, the age range with the largest increase in projected growth over the next five years was ages 60-64, which should grow by 23%; ages 65-74 was the next largest with nearly 20% growth.

The MARKETGRAPHICS "real time" data will be strategically important in helping our communities plan for the future, as well as helping builders/developers assess needs and gaps in the market. Zanola's information highlights the areas for opportunity in a complex housing market and demonstrates that this data is a critically important tool in demonstrating which residential projects will be wise investments. Understanding who to build for and the home/amenities that will accommodate those customers is critical to success.

Zanola announced near the end of his presentation that The HBA of Greater Springfield has agreed to terms that will make this essential complete MarketGraphics data available locally three times per year. HBA members, by virtue of their membership, will have access to limited data and analysis. Those who need the complete picture of the local housing/residential construction sector of the economy may subscribe to receive the full data set through the HBA of Greater Springfield. Inquiries should be directed to HBA of Greater Springfield CEO Matt Morrow.

Among Tuesday's HBA Awards Banquet honorees were three HBA members who received the 2009 honors of Associate Company of the Year (Kitchenland U.S.A.), Associate Individual of the Year (Lee Beaman, Beaman Electric), and Builder Member of the Year (Sam Bradley, Sam Bradley Homes). Of all the high honors presented, these are the HBA's longest-standing awards, and are widely regarded as the most prestigious honors the association bestows.

At the banquet, a tribute video was used to introduce each of these three major award winners and to highlight some of their achievements in the past year. These tribute videos are now uploaded to the HBA's Youtube Channel for the world to see. They also can be viewed directly on SpringfieldHBA.com by clicking on the videos below.

Sam Bradley Receives Builder Member of the Year Award!

The Home Builders Association of Greater Springfield awarded outstanding builders and associate members for a variety of accomplishments at its annual Awards Banquet on Tuesday, September 15 at the Clarion Hotel.

HBA Builder Member of the Year – Sam Bradley, GMB, CGR, CGP, Sam Bradley Homes.
Sam Bradley is a second generation builder in the Springfield area. He currently serves on the HBA Board of Directors and is a past Board President. This is Sam’s second time receiving the Builder Member of the Year Award – he was selected for this honor previously in 1998. Sam Bradley Homes was the official builder of the 2009 St. Jude Dream Home in Lions Gate subdivision. This collaborative project of the HBA’s Charitable Foundation raised several hundred thousand dollars for the children’s research hospital. (Sam donated his services and received no compensation for building the home.)

Sam currently chairs the HBA’s Green Building Committee. He is also an HBA Hall of Fame Inductee. A recognized leader in green building, in 2007 Sam completed the HBA’s office building in-fill as a green building demonstration, the first local project built to the National Association of Home Builders (NAHB) Green Building Standards. Sam is a life director of the NAHB board of directors and a board member for the HBA of Missouri. Also a local leader in professional development, Sam has attained several NAHB professional designations: Graduate Master Builder, Certified Graduate Remodelor™ and Certified Green Professional.

HBA Associate Member of the Year – Lee Beaman, Beaman Electric
Lee Beaman currently serves on the HBA Board of Directors and is chairman of the Membership Committee. With more than 25 years in the electrical construction industry, Lee serves as president of Beaman Electric which employs approximately 40 people including several master electricians. He provides volunteer leadership and support for a number of HBA events including the state Legislative Day in Jefferson City and Green Product Showcase Night. Beaman was recently chosen by the National Federation of Independent Business to serve on its 26-member Missouri Leadership Council. In that role, he assists with developing NFIB's statewide agenda to support small businesses in Missouri.

HBA Associate Company of the Year – Kitchenland U.S.A.
This successful Nixa-based small business is known for its self-proclaimed, “slightly obsessive” approach to kitchen cabinetry. Peers say that company founder Brad Shrock is often the first to volunteer goods and services for charitable projects. Kitchenland U.S.A. is a sponsor of many HBA events such as the Belt Sander Races and a frequent participant in HBA activities.

HBA Education Partner of the Year – State Representative Eric Burlison, District 136
Rep. Burlison approached the HBA to partner on an educational project to help provide his constituents with useful information regarding the “Return On Investment” for a variety of energy efficiency related home improvement projects and products/equipment. Once the research was complete, Rep. Burlison developed an informational bookmark containing that information as well as additional resources which he will personally distribute to homeowners in his District.

HBA Ambassador of the Year – Sam & Michelle Clifton, Millstone Custom Homes
(HBA members submitted nominations. Awards Committee selected the recipient): Sam and Michelle are active members of the Association. Sam currently serves on the Board of Directors and executive committee as Secretary. Michelle is a past board member of the HBA Charitable Foundation. Millstone Custom Homes have been featured in the HBA Parade of Homes and are well-known for their incredible craftsmanship and quality. In June of 2009, Millstone Custom Homes was approached to build a home for the ABC television show Extreme Makeover: Home Edition. Sam and Michelle embraced the opportunity to help a worthy family in Greene County and led a highly successful, uncompensated project – building a home in one week which under normal circumstances would take at least six months.

HBA Committee Member of the Year, Individual – Mike Benna, Meek’s Design Center(nominees submitted by various HBA committee chairs, recipient chosen by the member awards committee):
Mike Benna currently serves on the HBA Board of Directors, the Government Affairs Committee and chairs the Sporting Clay Tournament Event Sub-Committee.

HBA Committee Member of the Year, Company – Meek’s – The Builder’s Choice
(nominees submitted by various HBA committee chairs, recipient chosen by the member awards committee):
Meek’s is a sponsor for a number of HBA events throughout the year and has been instrumental in a number of large charitable projects during the past year. Meek’s employees currently serve on every committee of the HBA.

Most Involved New Member, Individual – Jason Bekebrede, Monticello Homes
(a new member is someone who has been a member of the HBA for less than 18 months. Nominees were submitted by various HBA members, recipient chosen by the member awards committee):
Jason is a home builder and has been an active member of the HBA’s Green Building Committee and participated in ’09 Legislative Day. One of Jason’s homes was also featured in the 2009 HBA Parade of Homes.

Most Involved New Member, Company – Insul-Tech Spray Foam
(a new member is a company that has been a member of the HBA of Greater Springfield for less than 18 months. Nominees were submitted by various HBA members, recipient chosen by the member awards committee): Insul-Tech has already sponsored and participated in a number of HBA events such as Legislative Day and exhibited in the HBA Home Show and Remodeling Expo. All employees have volunteered at events.

HBA Charitable Foundation Volunteer of the Year – The Kisling Family
Builder Scott Kisling and his family are at the heart of many HBA events and charitable projects. Scott is a member of the HBA Charitable Foundation (HBACF) Board and a past chairman. He built the St. Jude Dream Home in 2007, the first year of the collaborative project between St. Jude and the HBACF. Scott’s wife and two sons – Cindy, Zachary and Michael – have volunteered on all three St. Jude Dream Home projects. From clean up days to building retaining walls, they have been tireless in bringing these projects to fruition. Cindy also helped out with the Dream Home telethons for the past three years, as well.

CBBT Volunteer of the Year – Mike Benna, Meek’s Design Center
Mike Benna currently serves on the HBA Board of Directors, the Government Affairs Committee and chairs the Sporting Clay Tournament Event Sub-Committee. He is also the recipient of the Committee Member of the Year – Individual Award this year.

HBA Hall of Fame Inductee- Chris Torrisi, formerly of National Home Products
 Each year, the Past Presidents of the Home Builders Association meet to consider HBA members who have committed a lifetime of service going above and beyond the call of duty. These are recognized as the individual and company Hall of Fame inductees of the year.
 Chris Torrisi was the longtime owner of National Home Products in Ozark, until recently selling the business to his longtime employees, Monica and Andy Jenisch.
 National Home Products was inducted as a company into the HBA Hall of Fame in 2006
 In his years as an HBA member, he served on countless committees and councils. He is a past chairman of the Associates Council. He supported the political action committee and charitable foundation with time and finances.
 Chris Torrisi is the only HBA member ever to receive the Associate Individual of the Year Award on two separate occasions (1989, 2001) and the Associate Company of the Year Award in another year (1999).

For the following awards, HBA members submitted nominations and the Member Awards Committee selected the winner.
Administrative Support Person of the Year – Lisa Flint, HA Construction This award recognizes outstanding performance in an administrative support role for an HBA member company. Lisa embodies the word “commitment”. She provides support to every function of the company – and her fellow employees believe she is a “key player” in their success. An efficiency expert, Lisa is always improving internal procedures to save time and money. There have been times when she has worked late into the night to make certain employees had the resources they needed to make critical deadlines. She is also the touchstone for the company’s integrity and professional character. According to her husband and business partner Andy, not only does she do the job of 10 people at the office, she is also a great mom to their two teenage sons and “10 year old drama queen.”

Manager of the Year – Debbie Speake, Beaman Electric: This award recognizes outstanding performance by a management-level employee of an HBA member company. Debbie’s responsibilities involve her in every facet of the business – from bookkeeping to insurance and answering calls to dispatching personnel as needed. While one of Beaman’s employees was called up to serve in the military, Debbie stepped in and became an expert on parts used in the field on a daily basis. Her extra effort has helped make certain the technicians receive the proper parts in a timely manner while that position remained open for the employee’s eventual return. Debbie also volunteers her time and helps the industry through the Springfield Contractors Assn. and National Association of Women in Construction.

Foreman of the Year – Richard Goodman, Beaman Electric: This award recognizes outstanding performance by a job foreman for an HBA member company. After starting at Beaman Electric, Rich Goodman put in his time as apprentice and eventually got his Journeyman’s license. He quickly moved up, becoming a preferred technician for larger and complicated projects. Eventually he became an outstanding Project Manager for the company – not only are his technical skills outstanding but he does a tremendous job communicating with contractors, subs and fellow employees. He gives a great deal to his family and community – coaches his sons’ teams, sits on the Habitat for Humanity board and is always the first to volunteer for charitable projects.

Salesperson of the Year – Grant McCune, Missouri Insulation & Supply: This award recognizes outstanding performance in sales on behalf of an HBA member company. For more than a decade, Grant McCune has been an integral part of Missouri Insulation & Supply’s success. A highly effective salesperson, Grant’s knowledge and technical understanding of the company’s products have served his customers well – keeping them ahead of the game in every respect. As MIS has expanded, Grant’s dedication to his job has translated into an unparalleled level of expertise on a wide range of products – from insulation to fireplaces to siding, and more. After 13 years of loyal service, Grant’s customers consider him not only their MIS salesperson, but also a good friend.

Supplier of the Year – Metro Builders Supply: This award recognizes an HBA member company for outstanding service to builder members and the home building industry in supplying products and materials essential to home building. Metro Builders Supply is a highly professional organization which also offers a very personal touch in its sales and service departments. The company’s tag line has proven true over and over – they are the “home appliance specialists”. Metro invests in its staff and they are well-educated about the products they sell and service. They are well-informed about Energy Star ratings and other “green” features as well as manufacturer sustainability practices. As one nominator put it, they “are always willing to go the extra mile to inform us” about their products.

Media Partner of the Year – KY3: This year, the award recognizes the continued innovation and effectiveness of the Focus on Home advertising and branding program in partnership with KY3. It is a high profile benefit to members. It’s made a significant impact in educating the public about the HBA and its members who are required to carry consumer protecting general liability insurance and state required workers compensation insurance.

Housing News Advertisers Get Advance Peek at Housing News Weekly

As the HBA of Greater Springfield's award winning Housing News magazine readies for a major transformation in the weeks ahead, advertisers in the publication are receiving their first look at the beta version of the HBA's new Housing News Weekly E-Newsletter starting September 14.

In recent months and years, HBA members increasingly have asked that their HBA information be delivered in a real-time, user-friendly and electronic format, while still maintaining a promotional component that people can see, touch and feel. In response to this member demand, the HBA board of directors in July authorized the metamorphosis of the HBA Housing News monthly magazine into two new products: the HBA Housing News Weekly E-Newsletter and Housing News quarterly promotional publication.

The October issue of Housing News will be the final monthly magazine version of the publication. Housing News Weekly E-Newsletter will arrive in HBA member email inboxes starting Monday, October 5. The quarterly publication will commence in 2010. For two months now, HBA board members and staff have been receiving the electronic newsletter - making upgrades and improvements to the product along the way - before taking it to the full membership. This week, Housing News advertisers were added to the recipient list, in the hopes they too might provide meaningful input about the new product before the broader launch on October 5.

Housing News advertisers are provided with many advertising advantages in the new formats for the same or less financial commitment than they made in the monthly Housing News magazine. Among the advantages are greater frequency and accountability, measurable return on investment, and less cometitive clutter with large numbers of other advertisers.

HBA members interested in learning more about advertising opportunities in the Housing News Weekly E-Newsletter or in the Housing News quarterly mailer should contact Jennifer McClure to receive rate cards and discuss available options.

Salute Council Planning 25th Annual Celebration

The first “Salute to Construction” in 1985 was one of twelve monthly salutes to various industries organized by the Chamber of Commerce. In subsequent years, representatives of the industry assumed responsibility for the annual celebration ourselves. To recognize the Chamber’s influence, the Kickoff Mixer and Proclamation Ceremony will be held at the Springfield Area Chamber of Commerce on Tuesday, October 27, 5:15 p.m., featuring VIPs, hearty hors d’oeuvres and a cash bar.

The Salute Banquet will be Thursday, November 5 at the Clarion Hotel, where these awards and others will be announced. Jim Anderson and Doug Jackson will be MC’s for this year’s celebration. Please call 862-1313 if you know of ANY awards or honors which should be recognized at the Banquet. Table Sponsors will be able to decorate a table at the Banquet for a donation of $75. (For more sponsorship information click here.)

$2500 in Scholarships to celebrate 25 years will be presented by the Salute Council at the Banquet on November 5. Five $500 awards will be made to individuals who have been displaced or adversely affected by the economic downturn and are going to school for education or training in a construction-related field. Call the SCA Office (862-1313) for applications. The deadline to apply is September 30.

Career Days: During the two-week period from October 27 through November 7, teams of speakers will visit area schools to talk about careers in construction. Be sure to fill out the volunteer form (click here to download) to participate in this extremely important activity.

The Photo Contest Entry Form can be downloaded by clicking here. You may again submit your photos online – see #5 and #6 on entry form. The deadline for submissions is October 1. The winning photos will be included in the Springfield Business Journal’s “Salute Supplement.” $400 in cash prizes will be awarded and all entries will be on display at the Salute Banquet. The rules are self explanatory but if you have any questions, please call 883-6044 or 862-1313.

You can download nomination forms for the Project of the Year Award and Developer of the Year Award from the Springfield Contractors Association Website by clicking here. The Project of the Year Award recognizes a single project, including the Owner, GC/CM and Design Team. The dollar size of the project is less important than the unique attributes of the project under consideration. This will allow smaller projects to be recognized as well as large ones. The “Developer of the Year” Award will continue to be awarded to an individual or entity whose project or projects have signifi cant impact on the community in both dollars and development. These awards come from the entire Association, so please share your ideas with us. The deadline is October 9, but there’s no reason to wait.

Charlyce Ruth Celebrates 10 Years on HBA Staff!

HBA of Greater Springfield Operations Manager Charlyce Ruth this month celebrated 10 years as an employee of the HBA. She was honored at the August Board of Directors meeting, but was suprised by a special party with many of her best HBA friends on Wednesday, August 19.

Charlyce's friends know that she has a soft spot in her heart for penguins and a good Margarita, which led to the rather unconventional combined party theme of Margarita-Penguins. Friends suprised Charlyce when she returned to the office from an elaborate wild goose chase that was designed to get her out of the way long enough to set up the festivities. Her friends greeted her wearing Charlyce face photos as sandwich boards, and promptly participated in a "How Well do you Know Charlyce" trivia quiz.

In case you couldn't make it to the party, below are a few photos of the event:

Local HBA Membership Retention Rate of 85% Ranks Third-Best Nationally

Nationwide, HBA membership is declining amid the challenging residential construction economy. But locally, retention rates for the HBA of Greater Springfield remain among the best in the country, thanks in large part to the work of the HBA's membership committee. Year-to-date retention throughout the National Association of Home Builders stands at 66%. But the HBA of Greater Springfield is outperforming that retention average by a whopping 19 percentage points - with a local retention rate of 85% - even in today's challenging economic circumstances. That's good for third-best among all HBAs of similar size nationwide.

At the August 5 HBA Membership committee meeting, committee members considered ways build on that success. The committee is evaluating new ways to better stay in touch with the membership on a more regular basis. The committee plans to survey the new members in six month intervals to help evaluate how effectively these new members are engaging in their HBA membership. Membership committee members will then make personal calls to new members to share information about a current member benefit, and to ask if the new member has any questions or concerns.

In other committee business:
  • Plans are underway for the September 18 HBA Builder/Remodelor-Only breakfast. Breakfast for the event is provided to any builder member at no charge. RSVP Requested. The program for the event will include a discussion of the current and future lending environment for builders and developers.
  • The membership committee is recommending combining the quarterly meetings of the HBA Builders Council with the quarterly "Builders-only" breakfasts. The goal of combining the meetings is to avoid duplication and to use members’ time more efficiently. A regular agenda item at the Builders-only events will be to solicit input on any issues for upcoming I&E agendas. Otherwise, Builders Council would be convened only upon request for special business such as inspection of new construction for the purposes of new membership, etc.
  • A list of members who are eligible for renewal, but have not yet renewed their membership, was reviewed by the committee. Committee members will make follow-up phone calls to these members to encourage membership renewal.

Lead Paint Warnings Now Required of Remodelers

At the August 4 meeting of the HBA Remodelors Council, members reviewed contract language from the National Association of Home Builders to address remodeling where disturbance of lead paint is necessary. The language must be added to all remodeling contracts in order to be compliant with the law. HBA members can download the recommended contract language by clicking here.

The law requires remodelors to provide some customers with a copy of the EPA publication “Renovate Right: Important Lead Hazard Information for Families, Child Care Providers and Schools.” This publication also was reviewed discussed by the Remodelors Council at its meeting. This publication must be given to all customers that own a home built prior to 1978 and that the remodeling project is disturbing more than six square feet of interior wall space and/or twenty square feet of exterior wall space.

In other Remodelors Council business, details for the 2009 Home Remodeling EXPO were reviewed and discussed. Andy Flint, Julie Mercer and Chris Oberhansley volunteered to contact vendors from 2008 that have not committed to displaying in the 2009 EXPO and encourage them to participate. It was noted that the remodelers greatly appreciate the suppliers and subcontractors that display – it makes it easier for the remodelers to show the quality of product used in their projects and helps future customers make decisions. Andy Flint volunteered to coordinate speakers for the seminars at the 2009 EXPO.

NOTE: The regularly scheduled September Remodelors Council meeting has been cancelled, due to scheduling conflicts.

Meeting with Division of Work Comp next step in fair enforcement of insurance requirement

The HBA’s Government Affairs committee is asking local legislators to facilitate a meeting with the Missouri Division of Workers’ Compensation to review the 'Affidavit of Exemption' form currently used by any jurisdiction that issues a business license. The goal of the meeting is to pursue any administrative avenue available to petition for changing the form in a way that more accurately defines “employee” under the “doctrine of statutory employment” observed in Missouri (a sole proprietor normally qualifies as having employees if there if they utilize sub-contractors, family members or even volunteers).

While all HBA of Greater Springfield members must carry workers compensation insurance to qualify for membership, many others in the industry mistakenly believe they are exempt from carrying the insurance under Missouri law. For detailed information on the subject, download "Doing Business in Missouri: Hiring Employees," a publication of the University of Missouri Extension.

In other Government Affairs Committee business:
  • Committee members volunteered to make followup calls to fellow members encouraging them to participate in the CBBT Sporting Clay Shoot as sponsors, shooters, etc.
  • The committee reviewed the NAHB’s position on “Cap and Trade” legislation recently approved by the US House. This bill, which will be taken up by the Senate in September, will have a devastating impact on homeownership and the economy by unnecessarily driving up the cost of new homes.
The HBA Builders Council also discussed these issues. The council also discussed the development of a model form for builders to use to document that a fire sprinkler system was offered to each of their customers (along with any follow up information such as the cost of installation should a buyer request it.) The HBA will send out this model form to builder members prior to August 28 (the day the law becomes effective for new homes meeting the specified criteria).

The council also discussed appraisal issues and made a formal recommendation to the HBA Board of Directors to pursue steps to establish a database containing relevant information about custom homes, which could then be accessed exclusively by professional appraisers. The inclusion of sales information on custom homes would allow for a broader range of potentially comparable homes for appraisers to use when conducting home appraisals. The data should lead to more accurate appraisals.
